Out of respect for the inspiring scenic beauty enjoyed from Mosier Bluffs, we endeavor to reflect back to the community and gorge travelers a development based upon design guidelines that do not mar, but blend with the striking landscape of the gorge escarpments. Our tools to accomplish this are materials, shapes, color, design, reflectivity and lighting. With a sensible mix of strong forms and subdued color and reflectivity we should allow for the homeowner to capture world class views of river, rock, trees and sky that humans have enjoyed here for millennium. To use these tools to everyones benefit, an architect and committee will help guide the process and review plans for each home nestled into this landscape.

As a major part of the Mosier village, we will undoubtedly influence it not only with our design, but with participation in key community endeavors. Our water system is joined to town water, providing a reservoir that will serve not only us but the town residents below. In addition, because of the forested nature of our surrounds, we feel that the fire department is a vital ingredient to the health of the community and as such we encourage our homeowners to become volunteers, and have dedicated a portion of our dues to enhance this necessary service. We have also included a fire mitigation plan to maintain preparedness by the homeowners.

Another cornerstone to the health of any community is its education system. The children are the lifeblood of our future and to keep them and the town involved in the learning process can make the difference between success and failure of not only the local livelihood but their input into global community as a whole. A portion of our dues will help support the Mosier charter school and we encourage those of us that can, to expand on this endowment for the benefit of todays children and future generations.

We hope that Mosier Bluffs as a local community can also think globally in the way it limits poisons to the earth and the water that flows into the Columbia, as well as the energy it uses to sustain lifestyle and heat our homes. Our designs should reflect green technology and sustainable interaction with the planet upon which it resides, both in landscaping and home. Though the extent of this philosophy may come more from the homeowners desire to be involved in the direction that they and the Mosier Bluffs legacy leaves, as we look at the individual designs, we will take into consideration the effects of not only the visual landscape but the environmental value of the virtual one as well.

We believe that it is truly exciting to embark upon a journey into the future and experience involvement from within. Mosier Bluffs has the opportunity to create its own look, philosophy and impact upon the planet that we all share. We believe that not only do your neighbors matter to you, but the community and the world observes and imitates.
